Ice damming occurs during the winter season when snow melts and refreezes, usually at the eaves. Eventually the snow and ice will push back under the shingles and cause leaks over time and cause rot as shown above.
we install 3 feet or more of ice and water shield at the eaves depending on the roof pitch. The shield sticks to the roof and self seals around nails when installed preventing any ice/snow back up.
We have come across this issue frequently in the kw area. The bathroom vent collar being installed under the plywood. This being installed wrong causes plywood rot,mold,and mildew. The reason is because all that air from your hot showers doesn't properly ventilate letting moisture to build.
The collar must be installed over the roof deck and shingle to prevent any moisture to build and for the air to properly ventilate.
Three tab shingles are the most vulnerable when it comes to high winds, the reason is because the material is lightweight and the tar sealant is not the best. After every wind storm home owners should take look up on the roof, it could save you a high repair bill.
Even the new architectural shingles has its flaws. Depending what manufacturer you go with the most common issue is when installers nail to high missing the nail line because its way to thin. When this happens the shingles are not secured to the roof. Another issue is the tar sealant that binds the shingles together doesn't activate during hot days leaving it susceptible to wind.
